When you hire a real estate agent to sell your home, they are going to put it on the Multiple Listing Service, or MLS. This is a huge database of homes for sale in a local area and it typically has information about your home, including the number of bedrooms, bathrooms, square footage and more. Most of the time there are even pictures of the homes listed on MLS to make it easy to search for homes that meet your criteria.

Your real estate agent should list your home on the MLS right away. They have to be a member of the MLS in order to list homes on it. The MLS provides huge advantages to you when selling your home because it expands your home's exposure exponentially. In addition to that, the listing greatly increases the number of agents that will be working towards selling your home. Your local agent has a responsibility to inform other MLS members about your home, which is done through listing your home on the MLS. But your agent also lists their commission in the listing so when agents for the home's buyers are interested in your home, they know how much commission they can expect to pay to listing's agent.

The MLS traces its history back many years. Real estate agents in the 1800s would gather together in local offices to discuss the information regarding the properties they were selling. Agreements were made among the agents that would compensate any agent who helped sell the properties. In its most basic idea, the MLS is a group of local agents working with each other to sell each other's homes.

With all of the competition in the real estate world, you need every advantage you can get when you decide to sell. The MLS gives you the best advantage you can get. If your real estate agent is not a member of the MLS, consider using another agent.
